Responsive, friendly assistance for owners and residents, including maintenance coordination, rent collection, issue resolution, and seamless communication.
Residential Property Management
Essential Services (Base Package)
- Tenant screening and placement
- Lease preparation, execution, and renewals
- Rent collection and deposit
- Maintenance coordination and emergency repairs
- Move-in/move-out inspections
- Monthly financial statements
- Basic tenant relations
- Compliance with landlord–tenant laws
- Utility coordination (where applicable)
Management Fee: 8%–10% of collected rent
Leasing Fee: 50%–75% of one month’s rent per new tenant
Enhanced Services (Mid-Tier Package)
Includes all Essential Services, plus:
- Preventive maintenance scheduling and vendor management
- Quarterly financial reporting and budgeting support
- 24/7 owner & tenant support hotline
- Eviction management coordination
- Annual property inspections
- Digital owner portal
- Annual rent market analysis
- Coordination of minor capital repairs
Management Fee: 10%–12% of collected rent
Leasing Fee: 50%–75% of one month’s rent per new tenant
Elite Services (Full-Service Package)
Includes all Enhanced Services, plus:
- Property marketing and advertising across platforms
- Professional photography and virtual tours
- Strategic property improvement guidance
- Regular on-site visits and tenant engagement
- Customized investment analysis reports
- Assistance with tax receipt preparation
- Insurance claim coordination
Management Fee: 12%–15% of collected rent
Leasing Fee: 75%–100% of one month’s rent per new tenant
Additional Notes
- Setup Fee: $250–$500 one-time onboarding
- Maintenance Markup: 10% on vendor invoices
- Vacancy Fees: Not typically charged
- Eviction Costs: Court/legal fees passed through with a processing fee
